Guest Policies, Terms & Conditions

1. General Policies

Cobmin Ridge Motel is committed to providing a clean, safe, quiet, and comfortable environment for all guests.

These policies apply to all registered guests and visitors. Guests are responsible for reviewing and complying with the terms and conditions disclosed at the time of booking.

Management reserves the right to enforce reasonable property rules in accordance with applicable federal, state, and local laws.

2. Check-In and Check-Out

Check-in: 3:00 PM – 9:00 PM
Check-out: 11:00 AM

Early check-in is subject to availability, advance approval, and additional charges.

Guests arriving after 9:00 PM must arrange late check-in with motel management in advance.

Late check-out requires prior approval and may result in additional charges, including an additional night’s room rate plus applicable taxes.

3. Reservation and Payment Policy

All reservations must be guaranteed with a valid credit or debit card.

Cobmin Ridge Motel accepts Visa, Mastercard, American Express, and Discover.

Payment for accommodations may be processed one day before arrival or on the scheduled arrival date.

If payment is declined, the motel may contact the guest to request updated payment information. Failure to provide valid payment within two hours of notification may result in cancellation of the reservation.

Cancellation charges will be governed by the cancellation policy below.

4. Cancellation Policy

FREE CANCELLATION — TWO (2) CALENDAR DAYS BEFORE ARRIVAL

Guests may cancel their reservations FREE OF CHARGE if cancellation is completed at least two (2) calendar days before the scheduled arrival date, no later than 11:59 PM motel local time.

LATE CANCELLATION — ONE (1) CALENDAR DAY BEFORE ARRIVAL OR ON ARRIVAL DATE

Reservations cancelled one (1) calendar day before arrival or on the scheduled arrival date will incur a cancellation fee equal to one (1) night’s full room rate plus applicable taxes, regardless of the total number of nights reserved.

For reservations of multiple nights, only the first night’s room rate plus applicable taxes will be charged as the cancellation penalty.

EXAMPLE: Reservation arriving October 15

• October 13 or earlier: FREE cancellation, provided cancellation is completed by 11:59 PM on October 13.
• October 14: Late cancellation — first night’s room rate plus applicable taxes will be charged.
• October 15: Late cancellation — first night’s room rate plus applicable taxes will be charged.
• Failure to arrive (No-Show): First night’s room rate plus applicable taxes will be charged.

IMPORTANT: The cancellation deadline is determined by the calendar arrival date, NOT by the check-in time.

Cobmin Ridge Motel is not responsible for weather conditions, personal or medical emergencies, transportation delays, travel disruptions, or changes in personal schedules. These circumstances do not automatically exempt guests from cancellation charges, except where required by law.

All cancellations must be confirmed by the motel. Guests must obtain and retain their cancellation confirmation number for their records.

For reservations made through third-party booking platforms, the cancellation terms disclosed and accepted at the time of booking will apply.

5. Changes to Reservations and Early Departure

Requests to modify or shorten reservations are subject to availability and the applicable cancellation terms.

Changes that reduce the number of reserved nights after the free cancellation deadline may result in a charge equal to one night’s room rate plus applicable taxes.

Guests departing before their scheduled departure date may be charged an early departure fee equal to one night’s room rate plus applicable taxes.

For discounted weekly reservations, unused nights may be recalculated at the applicable daily rate, plus the early departure fee.

6. No-Show Policy

Reservations are held until 9:00 PM on the scheduled arrival date unless late arrival has been arranged and approved in advance.

Guests who fail to arrive by this time without prior arrangements will be considered no-shows.

A no-show fee equal to the first night’s full room rate plus applicable taxes will be charged, and the remaining nights of the reservation may be cancelled.

7. Guest Registration and Identification

Guests must be at least 18 years old to register.

Valid government-issued photo identification and a payment card in the registered guest’s name are required unless an alternative arrangement has been approved.

All overnight occupants must be registered.

Guests must provide accurate contact information and vehicle registration details.

8. Security Deposit and Damage Authorization

Cobmin Ridge Motel may require a credit or debit card pre-authorization of $250 plus applicable taxes, where applicable, for potential damages or additional charges.

This is a temporary authorization, not an immediate charge.

The release of unused funds depends on the guest’s financial institution and may take several business days or longer.

Guests are responsible for documented damages, missing property, and extraordinary cleaning charges attributable to their stay.

9. Maximum Room Occupancy

Maximum occupancy limits are:

• Budget Room with Two Double Beds: 4 guests.
• King Room: 3 guests.
• Economy Room with One Double Bed: 2 guests.

All overnight occupants must be registered.

Unauthorized occupancy or exceeding maximum occupancy limits may result in additional charges or termination of accommodations, subject to applicable law.

10. Children and Supervision

Children ages 12 and under may stay without additional accommodation charges when sharing existing bedding with a paying adult, subject to occupancy limits.

Parents and guardians are responsible for supervising minors.

Children must not be left unattended in circumstances that present a safety risk.

11. Non-Smoking Policy

Cobmin Ridge Motel is a 100% non-smoking property indoors.

Smoking, vaping, marijuana use, and the use of similar products are prohibited inside all guest rooms and enclosed motel areas.

Smoking is permitted only in designated outdoor smoking areas, where allowed by law.

Violations may result in a minimum $250 cleaning and deodorizing fee, with additional documented costs assessed where necessary.

Serious or repeated violations may result in termination of accommodations, subject to applicable law.

12. Candles, Incense, and Strong Odors

Candles, incense, open flames, and diffusers or other products producing strong, persistent odors are prohibited inside guest rooms.

Guests may be charged for extraordinary cleaning or damage resulting from violations.

13. No Cooking or Fireworks

Cooking inside guest rooms is prohibited except for the proper use of appliances provided by the motel.

Unauthorized cooking equipment, including hot plates, portable burners, toaster ovens, rice cookers, and grills, is prohibited.

A minimum $300 violation fee applies to unauthorized cooking.

Fireworks, open fires, and unauthorized outdoor cooking equipment are prohibited on motel property.

14. Housekeeping and Linen Service

Housekeeping is available upon request between 10:00 AM and 2:00 PM, subject to operational requirements.

For extended stays, bed linens are generally changed weekly. Fresh towels may be requested.

Guests must allow lawful access for necessary maintenance, safety inspections, and emergencies.

15. Do Not Disturb and Room Access

Cobmin Ridge Motel respects guest privacy.

A displayed Do Not Disturb sign will generally be honored, except when entry is reasonably necessary for emergencies, urgent repairs, safety concerns, or other lawful purposes.

Management will make reasonable efforts to notify guests before nonemergency entry.

16. Quiet Hours

Quiet hours are from 10:00 PM to 9:00 AM.

Guests must keep televisions, music, conversations, and other noise at reasonable levels.

Running, shouting, congregating in walkways, and disturbing other guests are prohibited.

Repeated disturbances may result in termination of accommodations in accordance with applicable law.

17. Visitors

Visitors are permitted only until 10:00 PM.

Visitors must be accompanied by a registered guest and may not remain overnight unless properly registered and approved.

Registered guests are responsible for their visitors’ conduct and any resulting damages or disturbances.

18. No Parties or Events

Parties, unauthorized gatherings, and disruptive events are prohibited in guest rooms and on motel property.

Serious or repeated violations may result in termination of accommodations without refund, to the extent permitted by law.

Additional documented cleaning or damage charges may apply.

19. Pet Policy

Pets are not permitted at Cobmin Ridge Motel.

A $150 violation fee applies to unauthorized pets, subject to applicable law.

Qualified service animals are accommodated in accordance with applicable federal and state laws and are not subject to pet fees.

Guests remain responsible for actual damage caused by animals in their care.

20. Parking Policy

Complimentary parking is provided for registered guests.

All vehicles must be identified during registration.

Vehicle washing, repairs, and unauthorized long-term parking are prohibited.

Vehicles left after departure without management authorization may be removed or towed in accordance with applicable law, at the vehicle owner’s expense.

21. Room Keys

Room keys are issued to registered guests.

Identification may be required before replacement keys are provided.

Lost or unreturned keys may result in a replacement charge.

All motel-issued keys must be returned at check-out unless otherwise instructed.

22. Alcohol and Illegal Activities

Guests of legal drinking age may consume lawfully possessed alcoholic beverages inside their registered rooms.

Alcohol consumption is prohibited in public walkways, reception areas, and other common areas unless specifically authorized.

Illegal drugs, unlawful activities, threatening behavior, and possession of prohibited hazardous materials are not permitted.

Management may contact law enforcement when necessary.

23. Property Damage, Theft, and Extraordinary Cleaning

Registered guests are responsible for damage to motel property caused by themselves or their visitors, including damage to furnishings, fixtures, linens, equipment, and guest rooms.

Charges may include reasonable repair or replacement costs, extraordinary cleaning expenses, and other documented losses recoverable under applicable law.

Missing or damaged motel property may be charged at the disclosed replacement rate, where legally permitted.

24. Fire Safety Equipment

Tampering with, disabling, covering, removing, or damaging smoke detectors, carbon monoxide detectors, fire extinguishers, or other fire safety equipment is strictly prohibited.

Guests responsible for violations may be charged for documented damages, repairs, and other recoverable costs.

Serious violations may result in termination of accommodations and notification of appropriate authorities.

25. Lost and Found

Guests are responsible for their personal belongings.

Nonperishable items found after departure are generally retained for up to 48 hours, subject to applicable law.

Perishable food, used personal hygiene items, and similar items may be discarded immediately for sanitary reasons.

Guests should contact management promptly regarding missing belongings.

26. Wi-Fi Access

Complimentary Wi-Fi is provided for registered paying guests.

Wi-Fi availability, speed, and signal strength may vary due to equipment, network conditions, room location, or interruptions beyond the motel’s control.

The motel does not guarantee uninterrupted internet service.

27. Illness and Health Emergencies

Guests experiencing serious illness or medical emergencies should seek appropriate medical assistance.

The motel may implement reasonable health and safety precautions in accordance with public health requirements.

Any additional cleaning charges must be based on actual circumstances and applicable law, without unlawful discrimination.

28. Pest and Infestation Policy

Guests are encouraged to report suspected pest activity immediately so management can investigate and respond appropriately.

Where credible evidence establishes that a guest introduced an infestation through negligent or prohibited conduct, the guest may be responsible for reasonable, documented remediation costs to the extent permitted by law.

29. Right to Refuse Service and Enforcement

Cobmin Ridge Motel reserves the right to refuse service or terminate accommodations for lawful, nondiscriminatory reasons, including:

• Failure to pay required accommodation charges.
• Threatening, violent, or seriously disruptive conduct.
• Significant damage or destruction of property.
• Illegal activities.
• Unauthorized occupancy or serious safety violations.
• Repeated refusal to comply with reasonable motel policies.

Management may assess applicable fees and seek recovery of documented damages or unpaid balances.

Any removal, eviction, or legal proceeding will be conducted in accordance with New Jersey law, including any applicable tenant protections and court procedures.

Legal fees, court costs, interest, and other collection expenses may be recovered only when authorized by law or an enforceable agreement.

30. Third-Party Payments

Reservations paid by someone other than the registered guest require advance approval.

Management may request a completed credit card authorization form and appropriate identity verification using secure payment procedures.

Third-party payers may be responsible for authorized charges under the terms of their payment agreement.

31. Website Information and Policy Changes

Cobmin Ridge Motel makes reasonable efforts to keep website information, room descriptions, rates, and policies accurate.

Errors or omissions may be corrected when discovered.

Management may revise these policies for future reservations. For existing reservations, the terms accepted at the time of booking will generally govern unless a change is mutually agreed upon or required by law.

32. Guest Acknowledgment

By completing a reservation and checking in, guests acknowledge receipt of and agree to comply with the applicable Cobmin Ridge Motel Guest Policies, Terms & Conditions.

Guests are encouraged to contact motel management before booking or arrival if clarification is needed.
