Frankford “Land Use Board” denied our application for exterior renovations
Community Support Needed:
Do we want rundown buildings on Route 206 — or beautiful, upgraded ones that raise property values and welcome travelers and your friends?
We are working hard to transform an ugly, outdated structure into 3 modern guest rooms and a manager’s apartment — along with full exterior upgrades across both motel buildings.
Despite meeting key safety and zoning requirements — and showing a full willingness to address any concerns — our application was denied on April 23, 2025, without a clear explanation.
This project benefits the entire neighborhood:
• Raises curb appeal and property values
• Attracts higher-quality tourism
• Helps nearby businesses thrive
• Makes the area safer and cleaner
We’re asking for your support — as a guest, resident or business owner — by attending the upcoming zoning board meeting and making your voice heard.

Background:
We purchased the motel 2.5 years ago in severe disrepair — it was occupied by drug addicts, sex offenders, and squatters, with serious habitability violations and flea infestations. We cleared it out and renovated every room to Airbnb-level standards. Today, we proudly hold a 4.4-star rating on Google (up from 2.7). We’ve installed new AC units, heaters, and roofs — and now we’re ready to finish the job: upgrade the second building, improve the exterior and landscaping, pave the driveway, and install EV charging.
We are currently licensed by the state for 13 rooms and a 4-bedroom manager’s house. We are asking the township to approve a reclassification to 15 rooms and a 2-bedroom manager apartment.
The township has a choice: say “yes” to continued progress — or say no to positive change.
Let’s move Branchville forward — together.
